Set in the magical village of Bugarach- 10 mins from Rennes les Bains ,20 mins from Couiza and about an hour from Carcassonne . An enormous Maison de maitre . That needs renovating from top to bottom- although the roof is brand new so the interior is perfectly dry.
The garden is just over 400m˛ and there is room to put a pool if wanted cleverly inset into one of the terraces.
The village itself has a couple of restaurants but no other immediate commerce's to its name. However there is of course a regular baker who drives up often and also a greengrocer and butcher who visit on a weekly basis.
The surrounding countryside is stunning with the pic de Bugarach dominating the landscape with its majestic presence.
The house is probably at least 300 years old although the nearby chateau and the church are 12th century
.
The house has three floors of approx 140m2, cellars, and a walled garden of 240m2.The roof is sound as are the walls but otherwise it needs complete renovation .It hasn't been lived in for over 60 years but the front part of the house has more recently been used as the village post office .There is a possibility of buying an old barn opposite which could be used as a garage.
In though the front doors which are original and the house leads off to the left. Here there is a front room probably the original salon with a separate toilet cubicle! Through double doors which pass the main staircase up to the first floor and down to the cellars, this leads directly on to the two major rooms at the back of the house which look out over the gardens. There is also another W.C. here and a pantry.
Up to the the first floor there are two double bedrooms looking out onto the street and three double bedrooms looking out over the garden. All the rooms have the original windows and floorboards. Two of them have the attractive fireplaces one in wood the other in Marble. There is a working bathroom on this floor and one of the rooms has a large dressing room which would make a two bathrooms.
Up to the top floor there are two more eaved bedrooms at the front of the house an enormous eaved room which runs front to back which would make another two bedrooms or a small apartment .The back of the house has three more rooms all eaved two of which are high enough to stand up in one of which has a WC and a shower room. The views of 'Pic de Bugarach' and the walls of the ancient chateau from this floor are exceptional, the current owner thought of making a terrace up here so that visitors could gaze at the magical mountain.
One of the best things about this house is that it hasn't been touched for a very long time so all the original features are still in place windows, doors, fireplaces staircase, floor tiles floorboards.
There are two restaurants in the village one of which is open all year round. The bakers van comes three times a week the butcher and epicerie twice a week. Local vegetables are available from local producers and there is an 'école maternelle'
The renovations would probably cost between 200 -250,000euros.
